Nuevo Vallarta is rapidly becoming a city. It is a master-planned development with excellent services for both residents and tourists alike. There are numerous high-rise hotel and condominium complexes, as well as lots and houses for sale in planned developments along canals and golf courses. It is rapidly over-taking Puerto Vallarta as the center for tourism as the hotels are new and luxurious, and as the beach is broad and beautiful. There is a good supermarket, several upscale restaurants and very good facilities for visiting children.

Not strictly a town in an of itself, there is a residential community surrounding the Flamingoes golf course. Both lots and houses in the area are affordable. However, there are very few services and amenities to date.

Bucerias is a small, charming village with a fairly sizable population of norteños. The beach is clean and broad and there is only one major hotel in the town, the Decameron. The streets are cobblestoned, and you can still see donkeys grazing in the empty lots. There are numerous excellent restaurants and tiendas and these are expanding every year as Bucerias is growing very fast. Most of the beachfront property has been developed, but there are still two significant parcels for sale. There are also numerous lots for sale within a block or two of the beach.

La Cruz is a fishing village with a marina that accommodates many liveaboards. There is still much land available for sale in the town, and the prices are lower than in Bucerias. There are also several small developments on the outskirts of La Cruz that are reasonably-priced. These are gated communities with common pools and beach access.

One of the most beautiful developments on the coast, Real del Mar is very tastefully designed and landscaped. There is a small but lovely beach, a common pool on that beach, a club house and two tennis courts. About 30 lots are still for sale. As the development is set on rocky bluffs, all the lots have views of both water, and either Vallarta or Punta Mita.

Situated on Playa las Destiladeras, one of the nicest beaches on the Bahia, there are several developments planned for the area. While the oceanfront property is limited, some view lots are still available. No facilities such as tiendas or grocery stores.

This is a small, relatively exclusive community on a lovely, wild beach adjacent to one of the premier surfing sites on the Bay. There are a very limited number of parcels still available. No facilities such as tiendas or grocery stores.

Developed in conjunction with the Four Seasons, this development is situated on Playa Punta Mita, which is arguably the finest beach on the Bay, if not the whole of Mexico. Here, the beach is long, broad and virgin; and the water is crystal clear. There is also a sizable bird population, including pelicans and frigates. These lots are large, and priced accordingly. No facilities such as tiendas or grocery stores; however, the town of Punta Mita is minutes away by car.

This is a town struggling to establish an identity;yet every year it is becoming more and more charming. Believe it or not, when The Four Seasons was built, the entire town of Punta de Mita was moved to make way for the new resort complex. Thus, the town is very new (although many of its families have been there, or thereabouts, for centuries). Lots here are still reasonable, and we suspect that in 10 yearsȺ time, because of proximity to the Hotel, this will be a very desirable town to live in. Also, each passing year brings better services and more amenities.

The Four Seasons is selling oceanfront and ocean-view lots on the North side of their property on a beach that fronts the Pacific ocean (as opposed to the Bay). Views are majestic, including the foothills of the Sierra Madres as well as the ocean. There are also non-view lots for sale on the golf course. Owners have all the privileges of the Four Seasons, including golf.

Adjacent to the oceanfront Four Seasons lots, Punta Negra is a small community that has been slowly developing over the years. A combination of ejido houses and norteño homes, Punta Negra is an eclectic area. The land here is in the process of becoming regularized so it will no doubt undergo many changes shortly. As of now, there is no water or sewer service to Punta Negra, although these, too, are expected shortly. Because of the lack of services and the combined land use, prices here are still very reasonable for oceanfront, and even more so for ocean-view. No facilities such as tiendas or grocery stores.

Much like Punta Negra, Litiibu is being regularized. The beach here is pristine, although the ocean itself can be rough as it is the open Pacific. As there is a large hotel complex going in near Litiibu, the area will receive water and sewer services shortly.

Sayulita is a charming beach community with some really good architecture. However, it is quite far north of our range, and you would really have to twist our arms to manage a construction project there.
